Estate Cleanout Checklist
A practical, room-by-room estate and downsizing cleanout checklist, plus dumpster sizing guidance, for families handling a full-home cleanout in Cape Coral.

An estate cleanout — whether after a loss, a move into assisted living, or simply downsizing out of a family home — is rarely a single afternoon’s work. It’s emotional, it’s physical, and it usually involves far more material than anyone expects until they’re standing in the garage looking at it. Southwest Florida sees a lot of these projects, given how many families here are managing a parent’s or relative’s home from out of state, or handling a downsizing move within the same retirement community. Here’s a practical checklist we’ve built from doing this work regularly.
Start with a sort, not a haul
Before anything goes in a container, it helps to do a rough three-way sort: keep, donate, and dispose. This doesn’t need to be perfect or exhaustive — even a quick pass through each room prevents family keepsakes or valuables from accidentally ending up in the dumpster. Many families set aside a full day (or a weekend) just for this step before calling us to schedule delivery.
Room-by-room checklist
- Garage and shed — often the single largest volume in an estate cleanout: tools, yard equipment, boxes, sporting goods, and anything stored “for later” over the years.
- Kitchen — appliances, cookware, cabinetry contents; check for anything with a plug that might need e-waste or appliance-specific disposal rather than the dumpster.
- Bedrooms and closets — furniture, mattresses, clothing (a strong donation candidate before disposal), and personal items that need a careful pass for anything the family wants to keep.
- Bathrooms — fixtures, cabinetry, and any medications or chemicals that need separate hazardous-waste handling rather than the dumpster.
- Garage/shed chemicals — paint, pesticides, pool chemicals and similar items need to be set aside; see our Florida disposal rules guide for what can’t go in a standard container.
- Lanai and outdoor furniture — common across Southwest Florida homes, and often bulkier than expected once you start moving it.
- Attic (if applicable) — boxes and stored items that haven’t been touched in years are common here.
Sizing an estate cleanout dumpster
Most full-home estate cleanouts land in the 20 yard range, sometimes stepping up to a 30 yard for larger homes or properties with a packed garage, shed and attic all at once. A smaller 10 or 15 yard can work for a partial cleanout — a single room, or downsizing out of one section of a home rather than the whole property. Donate before you dispose
A meaningful share of what comes out of an estate cleanout is still useful to someone else — furniture, clothing, kitchenware, tools and books are all common donation categories. Setting aside a donation pile before the dumpster goes in reduces both the volume you need to haul and, often, the emotional weight of the process. We’re not a donation service ourselves, but building this step into your timeline before delivery is worth the extra day.
Timing the delivery
A common approach: schedule the container to arrive a day or two after the sorting pass starts, so there’s already a keep/donate/dispose split underway before the box shows up. That keeps the rental period focused on hauling rather than deciding, which matters if family members are coordinating a cleanout from out of town and working against a limited visit window.
Working with family or an estate coordinator
